Pipe leaking observed at bottom white piping coming from Sta-Rite Max-E-Therm 400 water heater. Also observed concrete in multiple areas chipping/cracking and creating a potential trip area, particularly by shallow end steps. Shallow end steps themselves observed with chipped paint exposing concrete.

Observed gate leading from pool area by men's room out to grassy area by parking lot unlocked, with lock sitting on top of ledge.
